122 Johnson Avenue went sale pending yesterday. The house is coded to reflect that there are contingencies to that sale (Sale Pending But Show PS) That means that the buyer has a period of time to investigate the property before fully committing to the home. The opportunity for back up offers exists. If you are still interested in this home, just let me know.

For those of you not sure about the types of contingencies you read about when you look at the public web sites, there are three types of contingencies, 1) contingent on the sale of another home (coded PR on mlslistings.com), 2) contingent of investigation of some item (e.g. property inspection, successful loan appraisal or the like) (coded PS for Pending but OK to show) and 3) PN Pending No Show, all contingencies have been removed by the buyer.

There are a lot of acronyms in this business. Let me know if I can decifer any of them for you.

Los Gatos Home Inventory at 204

There are currently 204 homes available for sale in Los Gatos. At the current rate of sales, that means there is about nine months worth of inventory. How does that fair compared to other communities? Well, it is longer than Palo Alto, Mt. View and Cupertino but better than Saratoga or Los Altos? I see it as a sign of a strong community with great opportunities for buyers.

Some buyer is going to get a great deal. This house now offers the best dollars per square footage for new construction walk to town. While the house is listed as ‘by appointment only’ you only need to call me and I will make sure you can see it at your convenience. People who come through the house love it. You must see this quality workmanship and how much space you get. The tiny facade is deceiving.

86 Realtors descend on 122 Johnson tour

We had a great broker tour on Wednesday morning when over 86 Realtors visited the house.  That is the number of business cards I counted after everyone left.  I am sure there were those who came through and did not bother to leave their card.  That is fantastic volume considering the intermittent rain and wind.  The feedback was very positive.  “Great price.” “Incredible attention to detail.” “Amazing views out the back yard.”  So far, so good.

My first video tour…

I just did this quick video tour of the house and even though it is a little over 7 minutes it does give you a good idea of some of features that are easy to miss as well as the interior style and quality. Let me know what you think.

The Offer Price Has Been Set

122 Johnson Avenue will be offered at $2,098,000.  That is a very fair price.  It is right about where the dollars per square feet ratio is on average for Los Gatos home sales.  But, it clearly offers above average value.  Look at the amenities and top-of-the-line items this house has to offer.  Add to that the quiet street, walk to town and nearly new construction with over 3,000 square feet of living space and you have a real gem!

Final touches and the purpose of parlors

We are just putting the finishing touches on 122 Johnson before it goes on MLS in a couple of weeks or less.  Look for brand new landscaping in the back yard, fresh paint in certain bedrooms of the house and a parlor that will knock your socks off.  Parlors were built in the more formal Victorian era as room for new guests to a home.   In traditional Victorians parlors had only a false fire place serving no warmth but just ornamental in nature.  The guests were greeted in the parlor and not invited into the ‘warmth’ of the home, e.g. other rooms in the house that actually had heat coming to them, until the homeowner felt comfortable and trusting of the guest.  Like the Victorians of old, 122 Johnson has a parlor, but its owner felt it a bit more civilized by 21st century standards to have the room serviced by central heating and air conditioning.
